Simple AC Maintenance Tips for the Back-to-School Season

Back-to-school season is rapidly approaching in Jacksonville! It’s the time of year to prepare for the busy first days of education for kids, college students, and parents alike. With homework on the horizon, paperwork to fill out, and lunches to pack, an unexpected breakdown of a home’s air conditioning unit can cost time and money better used for school work and necessities.

Simple, preventative maintenance on the home’s HVAC unit can keep it working efficiently through this hectic time of year. As you get ready for the return to the classroom, consider these simple tips for seasonal AC upkeep!

Replace the Air Filter on Your Air Conditioning Unit

Savvy homeowners understand the importance of a clean air filter in the air conditioning unit. Dirty air filters can reduce the efficiency of the unit as a whole, costing you both money on your monthly bill and comfort in the home’s temperature. A clogged air filter can also create unnecessary wear and tear on the air conditioner. This will result in a shorter lifespan for the unit, and force an early and expensive replacement.

Clean air filters cost very little, especially when weighed against the benefits of regular changes. Take this opportunity to change your air filter and keep your HVAC unit working smoothly!

Clean Out Your Condensate Drain

Air conditioners create condensation as they cool the air around them, especially in our humid Florida climate. AC units account for this with a passage through which the condensate can drain. As with most perpetually moist environments, this drain accumulates algae, mold, and other debris.

A solution of bleach and water will help prevent unpleasant growth in your condensate drain. Simply pour the mixture through the drain semiannually to help prevent clogs or unhealthy growth.

Clean the Area Around an Outside Air Conditioning Unit

HVAC units located outdoors can collect souvenirs from the surrounding environment. Leaves, stray papers, and other debris may accumulate around a unit located outdoors. Furthermore, plants and weeds may encroach on the unit, especially during the warm growing season. Both of these forms of debris can make it more difficult for your unit to take in air, and thus reduce the efficiency of your air conditioner.

Trim any hedges near the air conditioning unit. Remove weeds that have sprung up in the area, as well as any grass, dead leaves, and weeds. Maintain at least two feet of clear space around the edge of the unit.

Seal Around Ducts and Pipes in the Home

Ducts and pipes breach the insulation of the home’s structure. While builders seal these as they construct a house, over time, small gaps can form between ducts and the wall through which they run. These seemingly innocuous holes can cost you money, as they force your air conditioner to work harder to maintain your desired temperature.

Cans of expanding spray foam can be used to seal these gaps without much effort. It may be tempting to use duct tape to create the seal, but tapes lack the insulating properties of foam or other specialized sealants.
